Similar experience. I spent 20 yrs in Army. UM ROTC grad myself. I retired in '90/91. 27 yrs +/-. Commercial Real Estate Appraiser, now retired - 2nd time, I did valuations no one wanted to do - partial interest prison assignments, nudist colonies, Indian land, rent surveys for properties where states leased employees homes to live in during their employment such as forest rangers, fire watchers, fish & wildlife, prison employees, hospitals, etc.

Like you I realized 5 yrs ago prices in Montana were getting too high for a typical home buyer (me) as I had the same thoughts as you.

It's unbelievable. I looked at a condo in Helena...over 600,000 for a 2 bedroom 2 bath. I don't get it.

The real estate prices are market driven. A little over a year ago I read a report that said over 70,000 Californians have moved yo Montana since Covid.

Not true, but way too many. Soldier and Surfer...consider the Southern part of Lake County. Ronan and Mission, especially the rural areas.

They’ll be in Texas soon. A Californian moves to MT, hates the weather, and moves to Texas. A tale as old as time.

That was my era as well! Took a handball class from Heathcoat (the 50 cent piece did not help with pain). We were fortunate to get back to Missoula in the 90s when home prices were decent! Now retired here! Sorry it did not work out for you!

I always worried about Coach Heathcote during the games and thought there should be a defibrillator and EMT's sitting behind him. He was so animated and excited, growl, bark, yip...yap during the games that I thought he was a walking coronary.
Yap yap yap!
That being said, Tex our family beagle died of old age in the summer of 73. He was to be my dog as a youth but soon became Harry's, my father, dog.
Harry was lost without his dog. So Christmas break was coming that year and I would be returning home. I decided to roll the dice and called the animal shelter to see if they had any puppies available.
As luck would have it they had a litter of 8 week old beagle cross. I quickly drove out and picked a little boy pup that resembled a beagle and took it home for the ten days before the trip. That little guy was stubborn, high strung and annoying.
He was always running around barking, yippi g and yapping but I stuck it out with him and took Harry's Christmas present to him. He loved the gift and acted like he just won the lottery.
So why am I sharing this? Well for reasons stated above I named that dog...Jud.
Great Story - We just lost our dog Simone a couple weeks ago! Cancer and only eight! Sure wish dogs could live longer! My Sister just got a Beagle & yes that one is high strung as well!

Then they find out tofu isn't sold at steak restaurants, hate the gun laws and can't plug their Prius in... Then it's off to Vermont!

 Yeah, I don't think those are the ones leaving CA. It's like when people call Bozeman Bozangeles. I get that it's a funny nickname, but anyone who actually thinks there's any comparison at all has clearly never spent much time in Los Angeles. LA isn't my cup of tea, but Bozeman has more in common with Pullman than it does with LA.

Yes, Bozangeles definitely sounds funnier then Bozpullman.

I'l take a look with Realtor.com. I currently live on acreage (5-10 ac) and raise sheep. Have chickens, guineas and GP dogs. Don't need TV or land line telephone. Need AG exemption on land and internet.

BTW, I moved to Texas from San Diego in 2013. I planned on retiring in 2018. It was so much cost effective at the time. I sold my home in SD for $850K and purchased the same home (new) on a similar lot in a similar neighborhood for $295K (cash). Moved into my current home 1 1/2ys later when I had a chance to search the market and paid cash for home.

When I say cost effective; let me give you an example: my E & O insurance for the work I did (commercial real estate appraiser) went down from $10K/year to $795/year when I had a Texas address. Country music (live) was a plus.

Went to college part-time at UM. Paid for it myself. Got a degree. Proud to be a Griz. :thumb:

I paid for my own college education. My parents told me when I was searching for a college that I should go to a college I could afford as they couldn't help. Thank god for Chase Manhattan Bank in '66. They provided the monies for my first year @ UM and partial financial support the following 3 yrs. They allowed me to pay for my education costs over 8 yrs after graduation. UM education for out of staters was cheap at that time. I believe I spent $12K for a BA.

Go Griz. Football was big @ UM in late '60s. That's were my love for the Griz started.

The interesting thing is there are a number of long time Bozeman residents fleeing Bozangeles and moving to Billings.
I have nick named Gallatin County California's Northern Colony.
We occasionally see someone from Missoula.

The Jack Swarthout years…nice. I was a pre-teen in those years and remember them well. Toast of the town.

Short answer, no, did not attend UM. Joined GFPD when I was 20. Retired at 20 years and then worked as investigator for MT DOJ for 20 years, retired. Was in in MT Air Guard and US AF Reserve for 23 years. Education from Park University as well as many on going education certificates. Officiated HS basketball in 80s and 90s.

My brother graduated from UM and later my daughter did as well. Started to go to Griz games with my buddy who had free tickets in the early 80s. Got hooked and have had season tickets for nearly 30 years. Attended 2 NC games. Now on the GSA Board in Great Falls along with my wife who does most of the work.

Agreed 1000%. Moved to just north of San Antonio 10 years ago and haven’t regretted it for an instant.

That’s just the biggest of all the sausage festivals that the region is known for. I don’t live there, and I haven’t spent a lot of time there, but I know exactly how everyone there acts and thinks.
